1. Shopping Before Getting Pre-Approved

One of the most common homebuyer mistakes is falling in love with a home before knowing your true buying power. In a fast-paced market like Charlotte, pre-approval isn’t optional, it’s essential. What is a pre-approval? It's a letter provided by a lender after you submit an application for a mortgage to them. They will take a look at your credit, your debts and your income to determine your buying power. The letter is typically valid for 6 months....and after that timeline, easily updated by your lender.

2. Underestimating Commute and Location

Many buyers are drawn to homes with larger square footage or lower prices, only to realize later that the commute is long or the neighborhood isn’t the right fit. One tool that we have at our disposal is a "drive time" real estate search. What's fun about this tool is that we can overlay multiple scenerios to find your ideal home location. Have a partner who doesn't mind driving 45 minutes to work but you want to drive only 15 but also want to be within 30 minutes of the kids soccer field? No problem! I always advise my buyers that you are viewing the purchase of your home through two lenses. The first lense, and perhaps the most important, is does this home fit my needs and wants? The second lense should always be considered as well, which is how marketable is this property if and when I need or want to sell it?
 
Avoid it: Choose a home with broad appeal and strong resale potential. Location, floor plan, and school zoning still matter even if you don’t have kids.

6. Not Considering Future Development

That peaceful view or open lot next door? It may not stay that way. Charlotte is growing, and development is constant. Those skyline views that take your breath away? Can someone build and block that view?
 
Avoid it: Ask me about planned rezonings, developments, or road expansions. A little research can prevent big surprises.
